House cleaning price calculator

Price a clean from your own cleaning speed, pay rate, supplies, drive time and target margin. Then see what weekly, biweekly and monthly service comes to.

Estimates only. This calculator uses only the numbers you type. It doesn’t know local market rates, taxes, insurance or your overhead unless you build them in. The starting multipliers and example hints are placeholders for you to change, not industry figures. Nothing you type is sent or saved; it all runs in your browser.

The formula

Standard labor hours: square footage = sq ft ÷ pace (sq ft per labor hour) bedrooms/baths = (base min + bedrooms × min/bedroom + bathrooms × min/bathroom) ÷ 60 minutes = labor minutes ÷ 60 Cleaning hours = standard labor hours × cleaning-type multiplier Drive hours = drive minutes ÷ 60 × number of cleaners Labor cost = (cleaning hours + drive hours) × hourly labor rate Direct cost = labor cost + supplies per job Price per clean = direct cost ÷ (1 − target margin %) Recurring visit = price per clean × (1 − that frequency’s discount %) Per month = weekly visit × 52 ÷ 12 · biweekly visit × 26 ÷ 12 · monthly visit × 1 On-site time = cleaning hours ÷ number of cleaners

Margin here is profit as a percentage of the price, not a markup on cost. At a 25% margin, $0.25 of every $1 you charge is left after the direct costs above. A recurring discount comes out of that margin, so the calculator also shows the margin left after each discount. Overhead like insurance, software and marketing isn’t included unless you add it to your hourly rate or supplies figure.

Worked example

A 2,000 sq ft home at a pace of 500 sq ft per labor hour is 4.0 labor hours for a standard clean (multiplier 1.0). With 2 cleaners each driving 20 minutes, add 0.667 drive hours, for 4.667 paid hours. At $25 per cleaner-hour that’s $116.67 in labor. Add $8 in supplies for a direct cost of $124.67. At a 25% margin: $124.67 ÷ 0.75 = $166.22 per clean. With a 15% weekly discount, each weekly visit is $141.29, or $612.25 a month (× 52 ÷ 12, using unrounded figures), leaving an 11.8% margin. With a 10% biweekly discount, each visit is $149.60, or $324.13 a month (16.7% margin). Monthly service with no discount is $166.22 a month (25% margin).
