How to price window cleaning jobs
Updated Oct 16, 2026 · A pricing method, not a going rate · How we choose
The short version
Most owners price one of three ways: per pane, per window or by the hour. Whichever you show the customer, check it against your time:
Price ≥ (minutes per window × number of windows ÷ 60 + drive time) × your hourly cost, plus a margin, and never below your job minimum.
Pick a pricing unit
- Per window: easy to explain and quote over the phone. Count windows from photos or a walk-around.
- Per pane: fairer when windows vary a lot (French panes, large picture windows).
- Hourly: safest for odd jobs, but customers can’t compare it easily.
Things that change the price
- Inside and outside vs outside only.
- Second-story or ladder work, which is slower and carries more risk.
- Screens, tracks and sills, which you can quote as add-ons.
- Hard-water stains or post-construction cleanup.
- Recurring service. Many owners offer a lower per-visit price for a regular schedule.
Worked example (made-up inputs)
These numbers are for illustration only. Time your own work.
| Job | 20 windows, outside only, single story |
| Your speed (example) | 4 min per window → 80 min, plus 20 min setup and drive = 100 min |
| Your hourly cost (example) | $50/hr × 1.67 hr ≈ $83 |
| Margin (example 25% of price) | $83 ÷ 0.75 ≈ $111, about $5.55 per window |
